Forgot to add; if it's not the home you plan to basically die in, make sure the market is such that any work/investment you put into it, you can get back if you sell. Here, the real estate market is extremely cheap. No matter what I bought, the only way to actually have a profit when/if I sell is to pay it off. No matter how much work I put into it, I will not turn much of a profit if I sell before actually paying it off and even then, I probably will not get the entire amount I invested back, so when you're looking at homes, consider what you want to change and research the cost and resale value with those changes and whether its with it.
My thing when I bought my house 4 yrs ago was to make sure I could build a basement apartment for that extra income
Before I sell my house, I'll renovate the downstairs to be a mother inlaw suite. Already has basement access. I just couldn't share my house with a stranger.
I’m sad I didn’t when I was 20, the real estate market in calgary was brutal, you could get a nice 3 bedroom house for 130k or a downtown condo for 30k 30k new - same places are selling for more than 10x that, which is worrying, if they sold for 30k, you gotta know developers are greedy, and they’re no way they put more than 10-15k into building each unit. Anyone who pays 300k for one of those is getting crazy ripped off from a quality perspective
Drive through the areas around the houses youre looking at at different times of the day/week to get a feel for traffic, noise and just things in general. Owning a house is pretty major, congrats.
We're not planning to buy a house in Vancouver because 1. I hate it here and 2. It's outrageously expensive compared to other places in BC And I can't tell you what we do for work, because I don't like to post IRL stuff
Like the strip mall area? Helllllls no that's way too close to where we are now. I don't want to be in the Vancouver area at all, so far we've looked at Hope, Chilliwack, Langley, and we're even considering Kamloops, Kelowna, and Fort st John
Yeah some of them definitely are lol. But I'm so over the city, I just want to live somewhere that I don't have to see my neighbours every god damn day. If that takes me out into the sticks, I can handle that.
